Newer construction, larger lots, and the bulk of greater Fredericton's growth over the past five years. The favourite of move-up buyers and growing families looking for modern homes with breathing room.

The character

Hanwell sits to the southwest of the urban core, with new subdivisions opening up steadily. The neighbourhood is a mix of established 1990s and 2000s construction closer in, and brand new builds on the outer edges. Bigger lots than you find downtown, modern floor plans, and quick highway access to the Trans-Canada.

The buyer profile

Move-up families who have outgrown a starter home. Out-of-province buyers who want new construction at a price point they cannot find in Toronto, Calgary, or Halifax. Right-sizers who specifically want one-floor living with a double garage.

Price ranges, 2026

New construction single-family typically runs $475,000 to $725,000 depending on size, lot, and finishes. Resale homes built in the 2000s trade $425,000 to $625,000. Custom builds and executive homes on larger lots can climb past $850,000.

The honest tradeoffs

Newer construction means lower maintenance but also less character. Some Hanwell pockets are well outside the City of Fredericton boundary, which means different property tax mill rates and sometimes different school catchments. Always verify the catchment and the tax classification before committing. Commute times are growing as the area expands.
