Lincoln and Lincoln Heights are family neighbourhoods first. Mature trees, sidewalks on most streets, parks within a few blocks of any home, and a school feeder system that families specifically move to access. Mostly two-storey single-family homes from the 1980s through the 2000s, with newer infill and custom builds layered in.

Families with school-aged kids who want a stable catchment. Right-sizers who want to stay south of the river. Some investors picking up larger executive homes for executive rental.

Most single-family stock runs $475,000 to $675,000. Larger executive homes and custom builds in Lincoln Heights climb past $750,000. Townhomes and smaller infill product start in the high $300,000s.

The honest tradeoffs

You pay for the schools and the trees. The price premium relative to comparable Nashwaaksis product is real. Some streets in Lincoln have very little resale turnover, which means when something nice does come up, it moves fast. Always be ready to act.
